Five New Planned Communities

With Plenty of Amenities (or a Nearby Beach)

New planned communities appeal to buyers who want modern homes, fresh infrastructure and lots of amenities that reflect today’s lifestyles. Here are five new planned communities, 55+ and all ages, that do just that.

Catalina Palms at Sundance — Port St. Lucie, Florida

A brand-new 55+ active adult community by Akel Homes within the expansive Sundance master plan in Port St. Lucie, Catalina Palms is slated to open in early 2026. This gated neighborhood focuses on Club Catalina, a massive 56,000-sq-ft resort-style clubhouse with fitness, pools, pickleball, social spaces, and more. Homes feature modern designs with open floorplans tailored to active adult lifestyles.  Prices start in the low-$300,000s.

Del Webb Southern Oaks — Newnan, Georgia

With its groundbreaking in 2025, Del Webb Southern Oaks is a 55+ active-adult community by Del Webb (PulteGroup) in Newnan, 40 miles south of downtown Atlanta. Anchored by an 11-acre private lake and sprawling across 450 acres, this community will feature resort-style amenities such as a clubhouse, swimming pools, trails, pickleball, bocce, a restaurant, a kayak launch and more once it is complete. Nearly 1,000 new homes are planned, and prices will be announced soon.

Sanderling Bay — Pawleys Island, South Carolina

Being built by Toll Brothers, Sanderling Bay is on Pawleys Island— minutes from quiet Litchfield Beach and lively Myrtle Beach on the northern South Carolina coast. Construction started in 2024/2025, offering brand-new luxury single-family homes with open plans and designer options in a cozy, all ages setting. Community amenities are not extensive, but Litchfield Beach’s soft sand is just three miles away. Prices begin in the mid-$400,000s for three-bedroom layouts (and higher for larger plans).

Regency at Montaine — Castle Rock, Colorado

Regency at Montaine is a new 55+ community by Toll Brothers and is tucked within the Montaine master planned community (2020) in fast-growing Castle Rock, about 30 minutes south of Denver in north central Colorado. This community will feature 130 luxury single-family homes with ranch-style floorplans and resort-style amenities including a clubhouse/amenity center with a swimming pool, a fitness center, a spa and more.  Home prices are from the mid-$600,000s.

Sterling Grove — Surprise, Arizona

Sterling Grove is a master-planned community by Toll Brothers 45 minutes northwest of Phoenix in southern Arizona and features a mix of luxury single-family homes (including 55+ options) with new models open for tours in early 2026. Set around a championship golf course, the resort-style amenities include three swimming pools, a spa, a fitness center, dining options, trails and more. Starting prices are in the mid-$400,000s for collections such as Atley and Brookhaven.

Choosing a newly-constructed community means starting with a clean slate. Homes are built to current codes, amenities are designed for how people actually live now, and a wider range of floorplans and incentives usually exist during early phases. Whether age-restricted or open to all, new communities offer the appeal of being part of something just beginning—where the neighborhood, social life, and shared spaces are still taking shape.
